Where in Telangana Is Your Property?
Telangana is not one construction market. A villa in Jubilee Hills, a weekend farmhouse at Shankarpally, and a function hall on the Warangal highway have almost nothing in common beyond the water. The ground is different, the distances are different, and how the pool will actually be used is very different.

What Changes Outside Hyderabad
Pools for function halls, event farmhouses and rental properties
This is a growing part of our work and it is genuinely different from building a family pool.
A farmhouse rented out for weddings and weekend events, or a function hall competing with the venue down the road, is not building a pool for one family. It is building a facility that might take forty people on a Saturday and sit untouched from Monday to Thursday. That pattern breaks pools that were designed for domestic use.
Three things change. Filtration has to be sized for peak bather load rather than average, or the water will be cloudy by Sunday morning every single time. Deck and coping need anti-skid finishes that survive crowds rather than looking good in photographs. And the whole system has to recover fast — clear water by Friday evening after a heavy Sunday is the actual operational requirement.
We also design these to be operated by staff who are not pool technicians. Automated dosing, clear labelling, simple written procedures, and an AMC that covers the weekly work. A venue owner should not have to learn water chemistry to run their business.
If your property earns revenue from the pool, tell us at the site visit. It changes the specification, and it is cheaper to build it right than to upgrade it in year two.
District summers are harder on a pool than Hyderabad summers
Ramagundam, Nizamabad, Khammam, Adilabad and Nalgonda regularly run hotter than Hyderabad through April and May, often past 45°C.
That does two things. Evaporation increases, which means more top-up water in districts where tanker supply is already less reliable than in the city. And pool chemistry moves faster — chlorine burns off quicker in high heat and strong sun, so a dosing schedule that works in Hyderabad will leave a Khammam pool under-treated.
We account for both at design stage. Correct filtration sizing, automated dosing where it makes sense, and a genuine recommendation about a pool cover — which most contractors skip because it is not a profitable line item, but which cuts evaporation substantially.
Black cotton soil in parts of the districts
Parts of Nalgonda, Khammam, Adilabad and Warangal sit on black cotton soil — an expansive clay that swells noticeably when it takes on water and shrinks as it dries out.
That seasonal movement is exactly the kind of load that cracks a rigid concrete shell after a few years. It is entirely manageable, but only if it is identified before design rather than after the first monsoon. The answers involve founding below the active zone, granular or sand replacement beneath the shell, and reinforcement detailed for movement rather than assuming there is none.
If your site is in that belt, a soil test is not optional. Any contractor quoting you without one is either guessing, or has not run into the problem yet.
Building 200 kilometres from base
We are honest about what distance changes.
Material logistics cost more. Site supervision happens on a planned schedule rather than daily. Specialist trades — waterproofing crews, MEP technicians — are mobilised for defined windows rather than being available at an hour’s notice.
None of that stops us working in Warangal or Nizamabad. It does mean we plan the sequence more tightly, and it means we tell you the realistic supervision frequency at quotation stage rather than implying someone will be on site every morning.
What does not change is who does the work. The same in-house civil, waterproofing and MEP teams travel to district sites. We do not hand the job to a local subcontractor and send someone to inspect it afterwards.
Why One Quotation Says ₹1,450 and Another Says ₹4,500
If you have collected two or three quotations, you have probably found a spread of two or three times on what looks like the same pool. That is confusing, and it is worth understanding, because the cheapest number is not always the cheapest pool.
A per-square-foot rate only means something once you know what sits inside it. Here is what commonly gets left out of a low rate.

None of this means a lower quotation is dishonest. Plenty of contractors build perfectly sound pools at competitive rates. It means the comparison is only real when both quotations list the same scope.
So ask each contractor for a line-by-line bill of quantities rather than a rate. Ask specifically whether rock excavation is included or extra. Ask what waterproofing system is being used and where the membrane goes. Ask what pump and filter, by make and model.
If a contractor will not answer those four questions in writing, you have learned something useful about how the project will run.

I have heard black cotton soil is a problem. Does it affect my site?
In parts of Nalgonda, Khammam, Adilabad and Warangal, yes. Expansive clay swells when wet and shrinks when dry, and that movement can crack a rigid shell over a few years. It is manageable through founding below the active zone, granular replacement and appropriate reinforcement detailing — but it has to be identified before design. A soil test is not optional in that belt.
Do you subcontract work in the districts?
No. The same in-house civil, waterproofing and MEP teams travel to district sites. What changes with distance is supervision frequency and material logistics, not who does the work.
Do you maintain pools you did not build?
