Commercial & Resort Swimming Pool Contractors

Pools for resorts, hotels, clubs, gated communities and institutions across South India. Engineere d for continuous use, built to a committed handover date, and designed to be run by staff who are not pool technicians.

Commercial swimming pool construction in India typically costs ⟦VERIFY: ₹1,500 to ₹6,000 per squar e foot⟧, with most hospitality projects starting from ⟦VERIFY: ₹25 lakh⟧. The difference from a re sidential pool is not size — it is turnover rate, bather load, safety compliance and the fact that downtime costs revenue.

A Commercial Pool Is a Different Engineering Problem

The most common mistake in Indian commercial pool construction is building a large residential pool and calling it commercial. The size is the least important difference. What actually changes is how hard the pool has to work.

A family pool serves four people a few times a week. A resort pool serves forty people a day, every day, and the water has to be clear at seven in the morning when the first guest walks out. A club pool takes a surge every evening. A school pool takes thirty children at once, twice a day.

That load determines the filtration, the turnover rate, the disinfection capacity, the deck drainage and the surge volume — and none of those scale up from a residential design by simply buying a bigger pump.

Get it wrong and the pool does not fail dramatically. It just never quite runs clear, guests mention it in reviews, and somebody spends the next five years adding chemicals to a problem that was designed in.

What Are You Building?

1

Resorts & Hotels

The pool is a booking driver and a review line item. Built around your occupancy calendar, to a committed handover date, with filtration sized for sustained guest load rather than weekend peaks.

2

Clubs & Sports Facilities

High continuous use, member expectations, and a committee that has to justify the spend. We provide itemised documentation that survives a committee meeting.

3

Gated Communities & Apartments

Multiple stakeholders, association approval, and residents who notice immediately when the water is cloudy. Designed for peak weekend load and operated under a maintenance contract.

4

Schools, Colleges & Academies

Safety and compliance lead everything. Lane configuration, depth grading, anti-entrapment drains, supervised access and documented water testing.

5

Farmhouses, Event Venues & Function Halls

Revenue properties with domestic-scale budgets. Commercial filtration and anti-skid finishes, built so a caretaker rather than a technician can run them.

The Six Things That Make It Commercial

Turnover rate — the number most quotations never mention

Turnover rate is how long the filtration takes to circulate the entire pool volume once. It is the single most important specification in a commercial pool and the one most often ignored. A residential pool commonly runs a six to eight hour turnover. A hotel or resort pool needs considerably faster. High-use facilities, wading pools and children’s pools need faster still, because contamination load per litre is much higher. The calculation is simple — pool volume divided by flow rate — but it drives everything downstream: pump size, filter area, pipe diameter, balance tank volume and running cost. We calculate it from your expected bather load and put the figure in the specification, so your consultant or health inspector can check it. ⚠ If a quotation for a commercial pool does not state a turnover rate, it was not designed as a commercial pool.

Bather load, not pool size

Filtration is sized from how many people use the pool, not from how big it is. A 20 × 40 ft pool at a private villa and the same pool at a fifty-room resort need completely different plant. The resort version handles perhaps thirty times the organic load — sunscreen, sweat, hair products, debris — and the filtration and disinfection have to keep up with it. We ask for room count, expected occupancy and peak-hour usage before specifying anything.

Overflow, deck level and the balance tank

Most commercial pools are built as overflow or deck-level pools rather than skimmer pools, because surface skimming across the full perimeter removes contamination far more effectively than two skimmer boxes. That requires a balance tank — an underground reservoir holding the surge volume displaced when bathers enter. Size it too small and the tank runs dry and the pumps cavitate. Too large and you have paid for concrete you did not need. Balance tank volume is calculated from pool surface area, channel design and peak bather surge. It is a real calculation, not a rule of thumb, and it is frequently guessed.

Safety and compliance

Commercial pools carry obligations a private pool does not. Anti-entrapment main drains — dual drains or approved anti-vortex covers — so that suction cannot trap a swimmer. This is not optional and it is the single most serious safety item in a commercial pool. Clear depth markings, graded depth transitions, non-slip deck surfaces, adequate handrails and ladders, emergency pump shut-off, and controlled access. Requirements vary by state, municipality and facility type, and health department rules differ across India. We build to the stricter reading and tell you at design stage what your local authority is likely to require, rather than after inspection.

Water testing and record-keeping

A commercial pool needs documented water quality — free and combined chlorine, pH, alkalinity, turbidity — tested and logged at a defined frequency. Most facilities discover this when an inspector asks for the log. We set up the testing schedule, supply the log format, and train your staff on what each reading means and what to do when it drifts.

It has to be operable by your staff

Your pool will not be run by a pool technician. It will be run by a housekeeping supervisor, a caretaker, or whoever is on shift. So we design for that. Automated dosing rather than manual chemical addition. Clearly labelled valves and panels. A one-page operating procedure laminated in the plant room. Handover training for the actual people who will operate it, not just the manager who signed the contract. Then an AMC that covers what staff should not be doing themselves.

Every Day the Pool Is Closed Costs You Money

What a Commercial Pool Costs

Commercial pools cost more per square foot than residential ones — not because of margin, but because the plant, the balance tank, the deck drainage and the safety systems are substantially more.

Where commercial costs more than residential

Line item Why it costs more
Filtration plant
Sized for bather load, not volume. Often 2 – 4× residential capacity
Balance tank
Additional underground structure, not needed on skimmer pools
Overflow channel
Full-perimeter channel, grating and return pipework
Deck drainage
Designed for wash-down and surge, not just rainfall
Safety systems
Anti-entrapment drains, emergency shut-off, handrails, markings
Dosing and control
Automated ORP/pH control rather than manual addition
Finishes
Grades that survive continuous use and frequent cleaning
Documentation
Drawings, O&M manual, testing protocol, staff training

Ask any contractor bidding your project for a line-by-line bill of quantities including the turnover rate and the balance tank calculation. If those two numbers are absent, the bid is for a large residential pool.

What a Commercial Project Includes

  • Site survey, soil investigation and access assessment
  • Hydraulic design — turnover rate, flow rate, pipe sizing, balance tank volume, calculated from your stated bather load
  • 3D visualisation and layout drawings
  • Itemised bill of quantities with specifications by make and model
  • Structural design for the shell, balance tank and deck
  • Plumbing and MEP drawings
  • Construction with in-house civil, waterproofing and MEP teams
  • Pressure testing on all lines before backfilling, witnessed by your representative
  • Commissioning, water balancing and filtration run-in
  • Operations and maintenance manual, plus a water testing log format
  • Staff training for the people who will actually operate the pool
  • ⟦VERIFY: X⟧-month structural support after handover
  • Annual maintenance contract options

Commercial Maintenance & AMC

A commercial pool without a maintenance contract becomes a commercial pool with a problem, usually within the first year.

Our commercial AMC covers scheduled cleaning, water chemistry management and logging, filter backwashing, equipment inspection, dosing system calibration, and genuine replacement spares — with a defined response time for breakdowns, because a closed pool is a closed revenue line.

We also maintain commercial pools we did not build. If your current contractor has stopped answering, or the previous builder has disappeared, we will inspect and tell you what condition the plant is actually in.

Frequently Asked Questions

How much does a commercial swimming pool cost in India?

Construction starts at around ₹ 1,000 per square foot, with most complete projects starting from ₹ 8 lakh. A 12 × 24 ft family pool typically lands between ⟦VERIFY: ₹ 8 and ₹ 14 lakh⟧. The range depends mostly on excavation conditions, waterproofing system, equipment grade and finish.

It is how long the filtration takes to circulate the entire pool volume once. Residential pools commonly run six to eight hours; commercial pools need considerably faster, and high-use or children’s pools faster still. It drives pump size, filter area, pipe diameter and running cost. If a commercial quotation does not state a turnover rate, the pool was not designed as a commercial pool.

If the pool is overflow or deck-level — which most commercial pools should be — then yes. It holds the water displaced when bathers enter. Sized too small and it runs dry and the pumps cavitate. It is calculated from surface area, channel design and peak bather surge, not estimated.

Yes, and it is how we plan every commercial project. We work backwards from your target opening date, or schedule refurbishment into your low-occupancy window, and give you a milestone programme with weather-sensitive weeks marked.

Your staff, which is why we design for it. Automated dosing, labelled valves and panels, a one-page operating procedure in the plant room, and handover training for the people actually on shift. An AMC covers what staff should not be doing themselves.

Anti-entrapment main drains are the most serious — dual drains or approved anti-vortex covers so suction cannot trap a swimmer. Beyond that: depth markings, graded depth transitions, non-slip decks, handrails, emergency pump shut-off and controlled access. Specific requirements vary by state, municipality and facility type, so we confirm what applies to your property at design stage.

⟦VERIFY: Confirm with the client before answering. Covers EMD, performance bank guarantee, past-performance certificates and insurance documentation.⟧

Yes. We inspect the plant, tell you what condition it is actually in, and quote for what it needs — including when the honest answer is a smaller job than you were expecting.
