A swimming pool is not a decorative item bolted onto a house. It is a watertight structure holding fifty to a hundred tonnes of water, sitting in soil that moves, connected to plumbing that gets buried under concrete and cannot be inspected again without breaking something. Get the engineering wrong and you find out two monsoons later, when a damp patch appears on a wall you cannot reach.

So before we talk about design, we talk about the ground, the water table, the drainage and the plumbing. Then we put every line item in writing.

What Makes Building a Pool in Bangalore Different

Bengaluru sits on a granite and gneiss shelf with a red lateritic soil layer on top. How deep that layer runs before you hit rock varies enormously — sometimes across a single plot. We have dug three feet and hit solid rock in parts of south Bangalore, and gone eleven feet through soft soil less than twenty kilometres away.

That single variable is the biggest reason two quotations for the same pool can differ by four lakh rupees.

Rock excavation is the number one cost surprise

If a contractor quotes you without a soil test, they are guessing — and when they hit rock, you get a revised estimate midway through the job. Rock breaking can add thirty to sixty percent to excavation cost and one to three weeks to the schedule.

We do a trial pit or soil test before quoting. If rock is likely, it goes into the BoQ as a separate line with a rate attached, so you know the ceiling before you sign rather than after.

Water table and old lake beds

Several fast-growing corridors — parts of Whitefield, Bellandur, Sarjapur Road and Varthur — sit on or near former tank and lake catchments. Ground water sits higher in these zones, particularly after the monsoon.

A high water table matters for two reasons. During construction, the excavation can flood and needs dewatering. After construction, an empty pool can float — hydrostatic pressure pushes an unweighted shell upward. It sounds absurd until it happens. The fix is a hydrostatic relief valve and correct drainage design, and it costs very little if planned before excavation and a great deal afterwards.

Hard borewell water changes your equipment choice

Much of Bengaluru outside the BWSSB supply zone runs on borewell water with high calcium hardness. Fill a pool with untreated hard water and you get scaling on the tiles, cloudy water that will not clear no matter how much chlorine goes in, and shortened equipment life.

We test your source water before specifying the filtration and dosing system. Sometimes the answer is a different filter media. Sometimes it is a pre-treatment stage. Occasionally it is simply telling you to fill from a tanker instead. It is a ten-minute test that saves years of frustration.

Monsoon scheduling

Bengaluru gets rain from both the southwest and northeast monsoons. Excavation and concreting in heavy rain means flooded pits, delayed curing and compromised waterproofing adhesion.

We plan pours and waterproofing application around the forecast, and we tell you at quotation stage which weeks of your build are weather-sensitive. A contractor who promises a fixed forty-five-day schedule starting in mid-June has either not thought about it or is not planning to tell you when it slips.

The running cost nobody mentions before you sign

A pool costs money every month after it is built, and it is worth knowing the figure before you commit rather than after.

For a 12 × 24 ft residential pool in Bengaluru, budget roughly ₹4,000 to ₹9,000 a month. That covers pump electricity, chemicals, water top-up for evaporation and backfill losses, and either your own time or a maintenance contract. Heated pools and larger pools cost more. Automated dosing and a variable-speed pump reduce the running figure meaningfully but add to the build cost.

How We Build

Seven stages. You sign off at the end of each one before we start the next.

We visit, measure levels, check access for machinery, assess drainage and either dig a trial pit or arrange a soil test. This is where the rock question gets answered.

You see the pool rendered in three dimensions before anything is dug, and you get a bill of quantities listing every material, quantity and rate. If you want to change the tile or drop the depth by six inches, you see exactly what it does to the cost.

Digging, steel reinforcement, shuttering and concreting. We photograph the reinforcement before the pour, because once concrete goes in nobody can see it again.

Crystalline treatment into the concrete plus membrane layers at the joints and penetrations, which is where pools actually fail.

Every line is pressurised and held before backfilling. You get to see the gauge. This is the single most skipped step in Indian pool construction and the most common reason for a leak that cannot be found later.

Fiberglass if your site is straightforward, a standard size works, and you want it finished in a month with less ongoing maintenance. Neither is universally better. On difficult access sites, fiberglass can be impossible simply because the shell will not fit down the driveway.

We try to find out before quoting, with a trial pit or soil test. Where rock is likely, it goes into the bill of quantities as a separate line with a rate attached, so you know the maximum before you sign. A contractor who quotes without checking will come back with a revised figure midway through the job, when you have a hole in your garden and very little negotiating power.

You cannot know from a promise, so ask for the method instead. Ask whether crystalline waterproofing is applied into the concrete or only a coating on top. Ask whether the plumbing is pressure-tested before backfilling, and ask to be present when it is. Ask what happens at the joints and penetrations, because that is where pools actually fail. A plunge pool of around 10 × 20 ft, or roughly 200 square feet. Below that, the fixed costs of filtration, plumbing and equipment do not scale down proportionately, so the cost per square foot climbs steeply. For very small terraces, a fiberglass or acrylic plunge unit is usually more sensible than custom construction.
